Main Contract Services
As Main Contractor we will have total responsibility for the completion of the project under the contract terms and conditions. A total contract price will be agreed for the works that have been agreed to be carried out through us which will be fulfilled to completion.
Project Management
This is a dedicated client support role and in most instances we take on a large part of the client role. We will be independently involved in all aspects of the project acting on behalf of the client, the costs for this service would be a pre agreed fee for the duration of the project.
Areas of management may include design, pre construction tendering, planning co-ordination, build execution, product development and selection, overall project control and closure.
We will coordinate and manage evolving timeframe targets, ongoing budgeting and general appointment and coordination of the construction contractors.
As all project requirements are different, we will define the PM role specifically to the needs of your project and agree a price according to the work involved.
Cost +
Also known as a cost reimbursable contract, in this scenario, construction works are charged at actual cost plus an additional fee.
This type of arrangement is useful where the nature or scope of the work to be carried out cannot be properly defined at the outset however, scheduling of contractors to carry out works is important to progress the project.
In most projects, we use an element of cost + to enable works not yet defined.

Stage 1: Understanding Your Project
We first work to understand what you want to achieve, the scope of your project and then propose an initial outline of how we can help you complete it in the most effective way.
We work with private home owners undertaking extension and renovation projects, full property redevelopments and new builds, other clients include seasoned property developers who want to entrust their projects in safe hands in the knowledge that we will deliver a high quality project through a professionally run program, on budget and on time.

Stage 2: Costs & Timescales
After the initial meeting, we then establish preliminary costs and timescales. Clients are often surprised at the amount of value we can add to a project, using Hankley Froyle will ensure each element of the project is carried out with a focus on achieving value for money with excess costs taken out of the project.
We know the costs of a building project and we carefully calculate each of the costs involved, but importantly, we know how to generate savings across the supply line through making the right choices on spending and we guide our customers through the maze of options to get the best deals.
We take an approach of complete transparency with our projects. We explain each cost component clearly to our clients, a significant element of the cost of a project is in the finishing items, through our transparent approach we guide clients to the most cost effective solutions and provide a range of options in terms of cost, enabling clients to be fully in control of where to spend their money in the project.
Stage 3: Getting Started
At this point we have outlined the overall package Hankley Froyle can provide and are ready to move the project forward. Once we have been instructed, we establish the overall terms and draw up and agree on an all encompassing contract to fulfil your project.
Our extensive network of trusted partners have been carefully chosen over time on the basis of quality of work, effectiveness to deliver on time and overall professionalism. When we assemble a team around a project, we know each and every person and have long standing relationships that ensure our projects run smoothly and are finished to an exemplary standard.
